At Alphastar Lettings Ltd we aim to provide a first class professional service. As a small independent agency, we are ideally placed to offer a high quality service with a personal touch. We offer you a fully managed service for a fantastic flat rate of 12%. There are no additional fees, hidden costs or later charges. We do not charge you for advertising, taking up references or drafting contracts. We do not charge you for drawing up inventories, renewing contracts or arranging for contractors to carry out work on your behalf. In addition to this fantastic low rate we will deduct our fee monthly. We can also offer a let only service, please call for details.
We are able to provide this quality service because we are a small web-focused company with low overheads. Although our fees are small, our dedication to our service is high - our staff are experienced in property letting and all are landlords themselves.
Overview of our service
Alphastar Lettings Ltd will undertake to carry out the following:
- Initial inspection of the property, to include photos for our web site and property list
- Advice on current rental value and current safety regulations
- Ideas for appropriate improvements to maximise the full rental potential of your property
- Market the property in local press, web site and our current database of potential tenants
- Accompany all viewings
- Provide regular feedback and updates
- Take up references on potential tenants
- Arrange for appropriate safety tests to be carried out
- Draw up contracts and notices
- Renew contracts and notices
- Prepare full inventory and schedule of condition
- Liaise between landlord and tenant
- Check tenants in/out
- Notify utility companies/local authorities of change of tenant
- Take all meter readings
- Collect rent on time
- Promptly pay landlord net rental income
- Provide monthly and annual statements
As landlords ourselves we understand the importance of having your property let (void periods are for avoiding!) Finding the right tenant is just as important.
